This is a new and exciting opportunity for a qualified Property Manager to join and create a new function within the existing Estates department. We are looking to recruit a dynamic individual to support our Head of Procurement and Acting Head of Strategic Estates in delivering high quality Estates services.

The Strategic Estates department is responsible for ensuring that all buildings and facilities contracts are managed and maintained effectively and safely across the Trust, to ensure that the Estate is fit for purpose, safe for work/visitors and staff and is legally compliant in all matters relating to the Estate.

The Estates Management team and lead with all aspects of management of the property portfolio, including interpretation of memorandums of occupation, licences, leases and tenancies. Formulation of tenancy proposals, liaising with Landlords and Tenant, understanding and disseminating service charge information and communicating with solicitors.

  • Ensure the efficient management of the portfolio of properties to ensure maximum value for money and utilisation is obtained
  • Work closely with the Trusts appointed property consultant in the acquisition and disposal of property assets in transacted in a timely and efficient manner ensuring compliance with Trust Standing Financial Instructions.
  • Continually review all lease and property consultant in the acquisition and disposal of property assets is transacted in a timely and efficient manner ensuring compliance with Trust Standing Financial Instructions.
  • Strategic planning across a one to five Year period for delivery of the property portfolio to meet changes in the Trust operation delivery model.
  • Seek best value opportunities for improved lease terms.
  • Contribute to continuous improvement of the overall estates and facilities processes and procedures to deliver consistent high standards of service.
  • To establish effective working relationships with external organisations such Open Public Estate, Blue Light Collaboration, County Councils to lead and co-ordinate on property acquisitions and disposals.
  • Production of monthly reports identifying performance against agreed targets and budgets, including improving KPI's for property management.
  • To identify new property opportunities and produce best value recommendations in terms of financial and operational performance.
  • Ensuring all property data is accurate and up to date such as size location, lease conditions, valuations. Lease renewal dates, break clauses.
  • To identify new property opportunities and produce best value recommendations in terms of financial and operational performance.
  • To negotiate with Landlords in respect of new leases.
  • Active management of properties within the portfolio to maximise letting opportunities.
  • Manage building insurance cover and advice as necessary.
